BOH Lighting Upgrade

Group Metropolitan was appointed as Principal Contractor and Designer to complete the final stage of a BOH Lighting Upgrade for a client based in Canary Wharf, London.

Delivered over a 21-week programme, the project involved the replacement of end-of-life T5 lighting fittings with energy-efficient LED alternatives across back-of-house areas from the basement levels through to Level 33 and the roof.

The scope also incorporated Simmtronic LCM upgrades, presence detection and lighting control improvements, together with the safe removal and recycling of redundant T5 fittings. Emergency lighting was also upgraded to meet the requirements of BS 5266-1:2016.

The works were undertaken within an operational building, requiring careful planning and phased delivery to minimise disruption to building users and existing operations.

Following a detailed condition survey, suitable LED fittings and control systems were selected to improve lighting levels and overall energy performance – all to achieve the required LUX levels and align with BS EN 12464, SLL, BREEAM, WELL and applicable regulatory requirements.

The upgraded lighting controls and presence detection were designed to improve operational efficiency by ensuring lighting was responsive to occupancy and building use.

The works were phased across the building to minimise disruption within operational areas.

Group Metropolitan managed the project RAMS, site coordination, health and safety requirements and workforce communication throughout the 21-week programme.

The replacement of the redundant fittings has reduced energy consumption and associated operational carbon emissions while also reducing lighting-related waste. The existing T5 fittings were safely removed and recycled as part of the works, supporting the project's environmental objectives and the wider transition towards more efficient building services.

The completed project has delivered improved lighting quality, energy efficiency and operational performance across the back-of-house areas of the building.

The upgrade completed the building's transition to low-energy LED lighting, while introducing improved controls and presence detection to support more efficient day-to-day operation.
