Approach
At the project’s start, Group Metropolitan provided CGI visuals using Isle of Man government-approved colour schemes to assist with planning and client approvals. The island’s location posed a notable challenge due to unpredictable weather, particularly during critical activities such as crane lifts and scaffold installation. Working closely with local authorities and neighbours, GML ensured that all permissions for road closures and scaffold erection were secured prior to the project starting.
Throughout the refurbishment, a focus was placed on minimising disruption to business operations. External condensers were lifted to the roof while redundant equipment was removed over weekends. Internally, air conditioning units were replaced above the existing ceilings floor by floor. Each floor was closed in rotation during normal working hours to allow the installation of new units, window replacements, and decorative works. Noisy activities were scheduled for evenings or weekends to avoid disturbing office staff.
One of the key successes of the project was GML’s ability to maintain programme deadlines while accommodating the needs of an active workplace. This required close coordination with the client’s site team, suppliers, and internal GML teams. The result was a high-quality finish delivered on time and within budget, with minimal disruption to staff and day-to-day operations.
Although the project did not have explicit sustainability goals, the replacement of end-of-life air conditioning systems and windows significantly improved the building’s energy efficiency.
