Approach
The project, delivered over an 8-week period, involved a full turnkey solution of fabric, electrical, and mechanical services. Group Metropolitans' scope included covering small power, general and emergency lighting, and containment systems.
From the outset, the project followed a careful plan of surveys, design coordination, procurement, installation, testing, and final handover. GML’s prior experience delivering other units within Paddington Square meant the team were able to hit the ground running and identify potential risks early. One of the main challenges was the limited space in the back-of-house area, where services had to be carried out below the base build extract duct, without compromising access or quality. This was addressed through detailed planning and coordination of trades, allowing each discipline to work efficiently without overlap.
The site team was made up of 6 to 8 operatives at peak times, supported by dedicated project managers for each discipline and overseen by a full-time site manager. Although night shifts were not required, weekend working was introduced to keep the programme on track and maintain progress without impacting other trades or ongoing building operations.
Sustainability considerations were involved in the project, including the installation of energy-efficient LED lighting and the sourcing of materials through approved supply chains. Waste management followed strict environmental guidelines, with all materials sorted and disposed of in line with the main contractor’s procedures.
The project was completed with no incidents or snags, reflecting strong planning, coordination, and commitment. The team worked efficiently within a tight space, maintaining quality throughout and receiving positive feedback from both the client and tenant.
